brand-new rooms and gorgeous breakfast available. had good coffee and an iron. handy, comfy location near shopping centre. based adjacent to dircet trains and a pathway and a pub and a restaurant.

The location was marvellous in a pretty nice area, really close to the airport take off flight path and the airport. Plus it was max 10 mins walk to the lake. We ate at the attached restaurant.

Excellent value place with amicable employees on arriving receptionist unfriendly. Perfect location in Livingston near the centre of Livingston, restaurants and the big shops. Also, in the area that had space.

Comfortable beds, nice staff, room service was good. Neat bathroom. Good wireless. Close to supermarket and the like.

There is a sports bar attached to the hotel with entertainment in the evenings and a fantastic bar menu, also night club and a chineese retaurant all on hand.
the only thing was that when we checked in we had booked the dinner which we were told was for the bar and we were told that we would be able to have a two course meal for the price we were paying. When we went in to the bar and had a look at the menu we found out that 2 courses were of lesser value than what we had paid. If we knew this we would have only paid for the b&b and paid for food as we ordered it.

The staff were cute, especially Mandy, who made sure I was comfortable and tended to my needs. The rooms were clean and provided a lovely atmosphere for relaxation.
Soundproofing needed improvement for a quieter stay.

Worst hotel I have stayed in needs a complete refurbish the carpets in the conference area where you have to eat breakfast were sticky Should be closed and completely refurbished or knocked down

easy to get to. rooms big comfy and clean. ideal location to explore the big cities. excellent restaraunt and bar. fantastic breakfast. All in all we are a mid 40's couple and had a very enjoyable stay and would recomend this hotel to family and friends.

Recommend it for families needing space
So, we arrived there and holy hell, they let us check in early! I mean, seriously, who does that? Plus, they hooked us up with tea and biscuits in the room, like a little surprise waiting for us, nice touch.
It wasn't exactly a bargain, but you know, it was acceptable for what we got.

The staff were very friendly and the hotel was clean
Due to the proximity of the night club, the rooms booked for Catherine Else and Liz Lukehurst were very noisy and not conducive at all to a relaxing break or a good nights sleep.
